Unfortunately I had my contract terminated (travel industry) but have luckily picked up an opportunity in Edinburgh. I'll need to rent a place in the city for a few months - that could be a long way away but I thought I'd be proactive and have a look around online. I'd assume that around this time of year rents start to get a bit inflated with the workers, tourists & performers that come with the summer season & fringe. Despite the lockdown that still looks to be the case.

Does anyone know what you'd typically pay for both and 1 & 2 beds in the West End/Fountainbridge & the Quartermile area next to the meadows? I think we've still got a couple of locals on here.

I know for a fact someone who rents a 1 bed in Simpson Loan on the Quartermile for 725PCM - all of the same are looking for £1k + PCM. Is this festival inflation at play?

might be helpful for ball park numbers. Edinburgh is expensive.

I know there's no festival but I still think the rents have been artificially inflated (by a bot or an algorithm perhaps) in anticipation of the peak. I'm just trying to get a feel of whether that's the case or not.

Anywhere between 700 and a 1000 is about the norm depending on location, amenities etc. if cost is your primary driver you can get much cheaper the further out you go

It is hard to say chief. Could be a reaction to Covid-19 with landlords looking to squeeze more out of one property because they may have 2-3 lying empty. How long has your pal been renting for? Bigger jumps tend to happen when tenants leave.

When I lived at Morrison Circus right at Haymarket we were £675 for a 2 bed and it was going up to £725 just before we bought our flat (mortgage £535!!). That was back in 2010/11. We moved out to Gorgie and enjoyed it there. Was told when we sold up we would have been able to get between £650-750pcm in rent in and that was 4 years ago.

Depending on where you work, Gorgie/Dalry may be reasonable. Dalry is very close to Fountainbridge. Both are walking distance from the west end and serviced by plenty of buses for a little further afield.

Two things to ask about:
1. Council tax - could easily be an additional £250pcm.
2. Factor or "estate management" fees - could easily be another £50pcm.

The asking prices on rightmove do look a bit heavy on that basis. Looking to enjoy the city centre for a few months first.

I'll be working on Princes street - the reason for the weirdly specific quartermile development/west end preference is being able to roll out of bed and into the gym & walking to work without too much hassle in the morning. I love Stockbridge for example but pretty poor access on the gym front.

I think in that case you are likely to have to stump up for both the flat and gym. The gyms close to there are expensive from my experience, both the Pure gym at the Mariott and the Virgin Gym or Nuffield or whatever it is now at Fountain Park was pretty steep considering the gym was always rammed and tough to get on anything (did have a pool though). There are other pure gyms around the city far cheaper. There may be still be one out at Gorgie.

I work just off Shandwick Place (well usually I do, will not be back in for a long time) and I used to walk from Gorgie. It is a good brisk stroll but still easily walkable. There are a lot of flats within a 20-25min walk that will be cheaper than some right at the west end. Would suggest you come up for a few days and try and organise a few viewing including one or two a little further out (but still walkable). I had a mate who lived on the mound (handy for NYE) but the location was all it had going for it and I wouldn't have swapped my flat in Gorgie for it. Similarly, I have friends who have lived down by Meadowbank and you can get some nice places down that direction.

A hidden gem of a gym is out at Heriot Watt. You'd need to get the bus but has several weightlifting platforms, cardio suite, squash courts, tennis courts etc. I ended up cancelling my pure gym membership and heading out there.

Obviously depends how nice a flat you want but I think 1000 plus a month for a two bed will be fairly standard in the West end. Slightly less at Quartermile probably. Great areas to live though.
